All homes require yearly maintenance. Not keeping up with maintenance issues will show over time. Poorly maintained homes can not have their deficiencies hidden or masked. Many factors can lead to this situation. But for a buyer, House Inspections are a part of a buyer’s overall due diligence into the current condition of a property.
In addition to the interior of unit, a townhouse inspection involves the visual inspection of most common property, walkways, stairs, landscaping, roofing, and much more.
Example: All townhouse units are connected to each other by a common roof truss structure. If one townhouse unit were to catch fire, many more can be affected. We look for signs of fire rated material installed on the roof trusses between units. Safety related deficiencies are our number one priority.
A condo inspection involves much more than the interior of the condo unit. We look at the common property, walkways, stairs, landscaping, roofing, parkade, and much more. If one condo unit leaks, many more below it can be affected. We look for signs of past water damage, electrical modifications, and much more.
We look for deficiencies and defects that could be flagged by a potential buyer’s inspector. Items we find to be deficiencies are ranked in the order of importance. An inspection report is created in the same format as you can see on the "Sample Report website page".
