Appliance Checks
All appliances are run and checked for functioning heating ele ments and water leakage. Appliance serial numbers are recorded and included in the inspection report. Both kitchen and laundry appliances started near the beginning of the inspection and checked for proper operation.
Thermal Imaging Camera
All heat registers, radiant heat piping, water piping, and heat mats under flooring are checked for temperature levels with a “FLIR E4” thermal imaging camera. Thermalimaging also aids in the detection of water leaks.
Moisture Meters
Floor areas around toilets and sinks are checked for moisture levels. Tub and shower wall enclosures are checked for moistures levels. Moisture levels can be detected behind surface materials such as tile, linoleum, and plywood.
Flat rooftops are checked where roof grade vinyl membranes are used. Moisture levels measured at 20% saturation, or greater, are a prime environment for mould growth. We provide the detected moisture levels, at each area, in the inspection report.
Drones with Camera
High height roofs, steep slopes, and inaccessible roof areas are checked with a drone. The drone allows a quick assessment of all roofing, chimney, and gutter conditions. High resolution imagery can be taken with a drone. Low height and low slope roofs are walked on by the Inspector and checked up close.
Electrical and Voltage Testers
All electrical outlets are checked for proper functioning. Missing ground wires andreversed neutral wiring are common defects. Irregularities with exterior receptacles arealso common. GFCI outlets, near bathroom and kitchen sinks, are tested for their proper functioning. Many defects are found with GFCI outlets.
High Lumen Flashlights
An invaluable tool. A 10,000-lumen flashlight is used to illuminate dark attics and crawlspaces. Suspected mould growth, from long distances, can be identified using thesedevices. Rodent presence and infestation are often verified with flashlights.
